Bond disputes over cleaning are common and almost always avoidable. Agents work from a standard condition report, and the items below are the ones that get flagged again and again.
The oven
Number one by a wide margin. Racks, the door glass including between the panes, the seal and the grill tray all get inspected. This is the single most time-consuming item in an end of lease clean and the most common reason a bond is held.
Window tracks and flyscreens
Tracks need to be vacuumed then wiped, not just wiped. Flyscreens should be removed and washed where they can be taken out safely.
Exhaust fans and rangehood filters
Bathroom exhaust covers come off and go in the sink. Rangehood filters usually need a degreaser soak.
Inside every cupboard and drawer
Including the runners and the top of the overhead cupboards, which is where dust and cooking grease collect together into something that needs a proper degreaser.
Marks on walls and skirtings
Scuffs are usually cleanable. Be careful with a magic eraser on matte paint, as it can burnish the finish and leave a shinier patch that looks worse than the mark did.
Carpets last
Steam clean carpets after everything else is finished and the property is empty, and keep the receipt. Many leases require professional carpet cleaning and the agent will ask for proof.
